Error Occured When Upgrading - T3 templates using JEM

I see there are upgrades available for the T3 templats (blank and bs3_blank). I'm using the JoomlArt Extension Manager to upgrade the templates, but I keep getting the following error message, "Error Occured When Upgrading." Not sure what the trouble is. Any ideas as to what can cause this?

torres86 Hi. Please download extension from our download section https://www.joomlart.com/member/downloads/joomlart/ and install it with joomla installer manually. After this one installation JEM should be working find for future updates.

teitbite I downloaded a fresh copy of the JEM extension and installed as you said, but no change. The error still persists. Any other ideas?

torres86 Hi. I didn't mean an update to JEM, but to T3_BLANK template. Please try update that.

teitbite Oh I gotcha. If I do that will I run the risk of overwriting any cusomizations that I may have or should everything be maintained?

torres86 Hi. If You have changed any template files other than prepared for that purpose than yes it will be overwritten during update. This is why files in /local folder or custom.css are made to store customizations.
