Error 404 on new pages when trying to edit

JA Builder can't create new pages. When trying to Live Edit I receive an error 404. This is mostly a virgin setup as we've just started with it. Joomla version is 3.10.2. Could that have broken it?

The home page was created prior to the Joomla update. I just tried to add Products2 today with same error 404.

The issue happens when enabling the option 'User URL Rewriting' in Global Configuration:

I guess there is specific rule on your server side / .htaccess file that caused the issue.

I temporarily disabled this option and you can edit page now.

My mistake was not renaming htaccess.txt to .htaccess when enabling URL Rewriting now that you've identified the issue. Just posting that remedy should it happen to anyone else.
