If you're new to our template, I recommend to download Quickstart package of template: https://www.joomlart.com/member/downloads/joomlart/joomla-templates/ja-ego
Then install with sample data (it's the same like installing a Joomla package). If you have an existing Joomla site, I recommend you to install this package in a staging / dev site so you will have a site looks like demo site and you can see how all pages are setup. Check out this documentation for more details: https://www.joomlart.com/documentation/joomla-templates/ja-ego
For rooms page, each room will be a Joomla articles and custom fields of each article.

We provide in details how to setup pages, if you check you will see that the image on homepage in your screenshot belongs to Hero JA ACM Module and you can change image in module settings.
About 'Rooms' page, these are images from articles, you can change in each article as you wish.
