In developing a new site I edited extensively the less files in the t3-assets folder (red to be specific) in development mode. Once I turn off development mode the red theme shows up, but not the one I edited. Can you help please

T3-assets folder is cache folder, it will be auto built from template, if you want to change css style of your site, please change it here:

<blockquote>templates/t3_blank/less/themes/red</blockquote>
